Arizona General Hospital Emergency Room Opens

Arizona General Hospital grand opening

On July 9th Arizona General Hospital opened its new standalone emergency room at the southwest corner of 51st Ave and Olive. This state-of-the-art facility is a partnership between Dignity Health and Adeptus and will be staffed with board certified physicians and nurses along with the latest in diagnostic equipment.

The City of Glendale has experienced substantial growth and interest in the healthcare industry. We are represented by four major healthcare providers with Banner Thunderbird Medical Center, Abrazo Arrowhead Campus, St. Joseph’s Westgate Hospital all located in the city and Honor Health currently constructing a new primary care facility. Ironwood Cancer and Research Center opened their first west valley location in Glendale late last year. And it’s more than just direct healthcare related projects that drive the industry. Glendale is home to Midwestern University and its 3,000+ students. We’re also seeing a major upswing in skilled nursing and assisted living facilities to round out the industry and provide the full continuum of care. Kneaders Bakery Opens in Aspera

Kneaders bakeryThe first project in the Aspera development at Loop 101 and 75th Avenue is now open! Kneaders Bakery and Café opened on September 11. This marks their 12th location in Arizona and their first in Glendale

Other projects in the Aspera development are also underway. Mountainside Fitness will be opening its new location later this fall and the apartments by PB Bell are currently under construction. Stay tuned for more exciting developments at Aspera

 

 

International Council of Shopping Centers Recap

The Office of Economic Development represented the City of Glendale in September at the International Council of Shopping Centers (ICSC) Western Conference. This conference is well attended by site brokers, property owners, tenant representation, and many other key professionals related to the industry. With the continued growth in the retail sector, Glendale staff had an exciting story to tell at the conference.

One of Glendale’s newer employers is significantly expanding. Arrowhead Towne Center Renovation Underway

Arrowhead Towne Center is currently undergoing a renovation, further enhancing this major regional asset. The mall will have enhanced seating areas and wi-fi throughout the entire center. Outdoor seating is being added in the food court, and the community room will be updated and expanded and include outdoor space. Exterior renovations are being done as well, including new lighting and landscaping. Renovations are expected to be complete in November. In addition, the renovation will open up new space for H&M to join the stellar list of current mall tenants, with new store expected to open in 2016.

Along with the mall renovations a new transit center is being constructed at the mall. The facility will include new amenities such as shaded bus shelters, free wi-fi, electrical outlets for phone chargers and new landscaping. The transit center enhances connectivity to the rest of the region, through Valley Metro bus services and currently serves as a transfer point for multiple routes.

Calling all Small Businesses!

The Office of Economic Development is pleased to discuss a great resource for you – the Maricopa Small Business Development Center (SBDC). The SBDC is funded by the US Small Business Administration and provides one-on-one advising to Maricopa businesses at no cost.  They also offer free or low cost training to small business owners on a variety of topics including starting a small business, social media, intellectual property and profit mastery. Numerous additional resources are also available online that cover finance, marketing, management and more. For more information check out http://maricopa-sbdc.com.

The state’s Procurement Technical Assistance Center is a specialty program of the Arizona Small Business Development Center Network and is headquartered in Glendale. What’s New in Downtown Glendale?

The Glendale Community Working Group continues their study of potential high capacity transit options in Downtown Glendale. As part of the process, the group traveled to downtown Mesa to hear from a panel of local business and Mesa staff. The group also had the opportunity to ride the recently opened extension. Glendale’s office vacancy remains steady compared to 1st quarter 2015, coming in at 23.5%. However, this is down almost 3% from the same time last year, when the rate was over 26%.

Industrial vacancy rates saw a slight uptick in the second quarter, rising to 6.1%. This is still substantially below the metro Phoenix average of 11.8% and also below the national average. Nearly 10.5 million square feet of industrial space in Glendale is occupied.

The Retail vacancy rate also rose compared to the previous quarter, but is down from the same point last year. Even with the increase, retail continues to be a healthy sector of the economy for Glendale, with the rate more than a percent lower than the Metro Phoenix average.

Spotlight on– Transportation

The City of Glendale has a diverse transportation network allowing for expedient movement of our workforce and materials throughout the City. The system of air, rail, transit and highway transportation has allowed Glendale to efficiently serve existing business needs while proactively preparing for future commercial expansion.

Glendale is currently served by many highways and freeways – the Loop 101, Loop 303, US 60/Grand Ave and Northern Parkway, with I-10 and I-17 in close proximity.

  • In 2012 more than 144,000 shoppers, sports fans and commuters used the Loop 101 to traverse the City of a daily basis. The Loop 101 connects Glendale’s Sports and Entertainment district to I-10 in the south; as it travels north it links the area to Glendale’s Arrowhead area and then heads east to connect to I-17.
  • The Loop 303 area will foster new development in the west valley and will feature office, retail and industrial opportunities. Loop 303 connects Glendale’s western area with I-10 in the south, US 60 to the northwest and I-17 as it heads east.
  • The US 60 is the only major rout to travel diagonally across the Phoenix metro area and connects the far northwest valley, through Glendale, to downtown Phoenix and on out to the New Mexico border.
  • Northern Parkway is Glendale’s newest transportation opportunity. When complete it will connect Loop 303 to the Sports and Entertainment District and Loop 101, and eventually to US 60/Grand Avenue

Burlington Northern Santa Fe provides Glendale rail service, with the industrial corridor home to nearly 5 miles of main line railway. The intermodal system links to 96% of the US population – currently BNSF can move freight from Chicago to Glendale in three days.

Glendale has easy access to aviation travel – Glendale Municipal Airport is a general aviation reliever airport located on 477 acres near Loop 101. The airport features a 7,150 foot runway and 18,000 square foot terminal. Phoenix Sky Harbor International Airport is located just 20 minutes from Glendale’s historic downtown and is the 10th busiest airport in the United States. Sky Harbor flies nonstop to more than 80 domestic destinations and 20 international destinations.

While our existing transportation options and corridors are strong it is also important to consider future transportation projects to ensure Glendale's strength as an economic engine. Per Valley Metro's most recent economic impact data, investment in light rail transit has yielded an $8.2 billion capital investment in the region with only $2.2 billion being public investment. With such a significant return on investment, participation in the regional system is something Glendale must evaluate in terms of maintaining or creating a competitive advantage our community.
