Westgate Healthcare Campus Breaks Ground

SimonMed Groundbreaking

On March 10th, Westgate Healthcare campus broke ground on its project at 99th Ave and Glendale Ave. The 22 acre site being developed by Dr. John Simon, founder of SimonMed Imaging, will consist of five buildings totaling over 200,000 square feet and will employ an estimated 1,500 people at buildout. This exciting new development further enhances the area as a medical services hub for Glendale and the entire West Valley.



Fast Growing Healthcare Sector featured on Glendale Today show

Glendale’s Healthcare sector is booming! The city is experiencing many new healthcare opportunities, including the new Westgate Healthcare campus. Spooner Physical Therapy will be opening an office in Glendale. And Humana continues to grow their workforce in the city with 940 now employed in Glendale, just to name a few.

Glendale Today recently focused on this fast growing sector. The episode featured Banner Thunderbird Medical Center CEO Deb Krmpotic and Economic Development Director Brian Friedman discussing Banner’s impact on the community, Glendale’s growing healthcare sector, and the strong relationship between healthcare and education. Glendale Receives Bond Upgrade

The City received a three step bond upgrade to A+ from its previous BBB+ from Standard and Poor’s Investor Service. Standard and Poor’s cited adequate budgetary performance and strong management with good financial policies and practices among the reasons for the bond upgrade. This follows a recent upgrade from A3 to A2 by Moody’s Investor Services earlier this year.

Sweet Science at the Glendale Chocolate Affaire

SciTechFest at Glendale Chocolate AffaireThe City of Glendale partnered with the AZ SciTech festival to present the Science of Chocolate at the Glendale Chocolate Affaire. The Arizona SciTech Festival is a statewide series of fun events, workshops, tours and demonstrations that focus on the science, technology, engineering and math (STEM) industry. Participants at AZ SciTech’s booth at the Chocolate Affaire were able to see how science interacts with our everyday lives through activities like the emulsification of chocolate, the melting point of chocolate and more.

Getting the Word out about Glendale

Our role in Economic Development is not only to facilitate the location and retention of jobs in our community, but to also ensure that our audience of citizen, brokers, site selectors, and partners are informed of the community assets and development activity in Glendale.

In February, the Greater Phoenix Economic Council hosted its first ever Community Demo day featuring the cities of the Northwest Valley. Glendale took a unique approach to this rapid-fire session by highlighting the Top 10 reasons to do business in Glendale to an audience of 75 local brokers and developers.  This presentation was also delivered at a recent Glendale Chamber of Commerce First Friday event to local business owners.

At the March AAED luncheon, Glendale provided the “Community Spotlight” in a presentation titled City of Glendale – Beyond Sports which focused on the continual growth and development of our community in part because of the creation of destination opportunities  which attract spending from outside the region in support of amenities for our residents. The city’s highlights were a great lead in to a presentation by Dawn Rogers, President & CEO Phoenix Final Four LOC, on the upcoming NCAA Men’s Basketball Final Four, which will be held in Glendale next year.

Glendale staff also had a chance to participate on a panel at the Building Owners and Managers Association of Greater Phoenix’s March luncheon highlighting the major developments occurring in the city.

The Arizona Microcredit Initiative will be hosting a series of business development workshops during the month of April on the campus of ASU West. Arizona Microcredit Initiative is a 501(c)(3) nonprofit that provides business instruction, consulting services and small loans at low interest rates to Phoenix entrepreneurs. Arizona@Work is Arizona’s statewide workforce development agency that assists employers in employee recruitment. Services are provided at no charge through federal funding. The organization provides customized recruitment services including job posting, candidate matching and pre-screening, skills assessment, hiring events and specialized recruitment services. They can connect companies to job training programs, on the job training and apprenticeship programs. What’s New in Downtown Glendale

Desert Rose Steak HouseIn downtown redevelopment news, Pete Gliniak and Teresa Outzen recently completed a major adaptive re-use project in the heart of downtown Glendale with an estimated capital investment of $3 million.  “Our vision was to create a destination in the downtown community that traditionally rolls up its doors after five.  We wanted to provide a place where people can enjoy great food and entertainment and serve as the catalyst to attract more people to support downtown businesses” said Pete, “And it is happening faster than we expected.” The project located at 6729 N. 57th Drive is a 2.5 acre, 21,000 square foot development that includes three up-scale amenities including Desert Rose Steakhouse, Desert Rose Pizza & Gastro Pub, and Desert Rose Cigar Lounge. 

This uniquely creative project took a former industrial site and the buildings on it, and reimagined the property into three distinctive spaces to suit a variety of consumer tastes.  The properties are tied together by an open air industrial sized canopy patio that features interactive games, plentiful seating, and lighting that creates the ambiance for fun and casual socializing and dining.  In staying true to the historic nature of the area and paying homage to those that have come before, the duo commissioned a wall mural featuring reproductions of historic Glendale photos.  For a sneak-peak into the rich history of the buildings which were preserved in the redevelopment process, visitors can take a look inside the Cigar Bar and see two exposed walls revealing the original adobe building materials.  Pete and Teresa haven’t wasted any time using their new venue to support the Glendale community by using local vendors/services whenever possible and offering the venue free of charge for charitable causes like Mayor Weiers’ recent Big Dog Run, a motorcycle rally for veteran scholarships.

Glendale 4th Quarter Building Occupancy

Glendale Growth

The Glendale office market had a strong finish to 2015, with vacancy rates dropping by 1.5% compared to 3rd quarter 2015. The vacancy rate now sits at 21.4%, down from 25.6% just one year ago. In the past year over 200,000 square feet of space was absorbed. In addition to absorption of existing space, new space is currently under construction in the city.

Industrial vacancy rates in the Glendale dropped significantly in fourth quarter, from 6.1% to 3.5%, with a net absorption of nearly 300,000 square feet in the last quarter. The city now has over 11 million square feet of occupied industrial space. A major opportunity exists for new industrial space in the city with land parcels available for build to suit opportunities.

Retail vacancy rates in Glendale ticked upward slightly compared to last quarter, going from 7.8% to 8.1%. However rates remain more than a percent below the metro Phoenix average and the city sees continued interest from retailers.

Spotlight on – Manufacturing

Manufacturing is one of Glendale’s targeted industries. Employers such as Honeywell, Conair, NPL Construction, Barron Lighting and Avanti Windows all call Glendale home. The city’s location within Greater Phoenix and Arizona provides manufacturing companies great connectivity to other markets. The city is located a half hour one of the nation’s busiest airports, Phoenix Sky Harbor International Airport. Glendale’s location within the region means a closer proximity to the California markets. Manufacturers located within the city can reach over 30 million customers within a half-day’s truck haul. Glendale has the labor force needed to serve this industry with 11% of the workforce in production and transportation occupations.
